Emergency Lights Annual Service Contract
Emergency lights are used to provide low-level lighting where the main lighting system has failed. The lights are battery powered and activate automatically in the event of power loss. Please note that under the requirements of BS EN 50172:2004/BS5266-8:2004, 7.2.4., emergency lights shall be subject to an annual test to their full duration (3 hours). We are also able to provide a monthly test service, as detailed in BS EN 50172:2004/BS5266-8:2004, 7.2.3. A price for this service can be provided on request. On acceptance of WSS Group Ltd taking over the emergency light maintenance contract, a full system check will be carried out. Any areas of non-compliance with BS EN 50172:2004/BS5266-8:2004 and/or system faults will be highlighted and costs for achieving compliance provided. Test Details: Test 1: Long test of 3 hours at start of contract. Test 2: short test of 15-60 minutes 6 months into contract. Ensure that: Lights operate on battery backup for specified time. Lights are in an acceptable condition. Exposed cables are in an acceptable condition. Signs and legends are in an acceptable condition.
Fire Doors
Fire doors extend the time available to safely escape from a building during a fire by preventing rapid spreading of a fire past a door. The door includes a number of features as follows: Annual check of fire doors to include: 1. Pre-Flight Checks - Check for CE Marking on door, frame and associated ironmongery; Check for Fire Label on door. 2. Check following - The door and frame is fitted securely, square and level. The gaps between the door and frame must be within intumescent strip activation range. No damage to door leaf or frame that affects integrity. Intumescent fire and smoke seals are in good condition, cover full length and secure in groove. Locks and lever handles are operating correctly. Hinges are in good condition without signs of wear. Ensure door closes from several angles without catching or binding. Ensure door not being held open or has a hold-open device fitted. Any mandatory safety signs have not been damaged or removed. Glass or air transfer grilles are not cracked or broken, seals are intact and parts are fire-rated.
Dry Risers
A Dry Riser (Dry Rising Main) is a system of pipes and valves installed within a building designed to deliver large quantities of water to the upper floors for fire fighting purposes. The Fire Service pump water into the pipe through an inlet usually at ground floor level and take the water out on upper floors through a landing valve and into fire fighting hoses to tackle a fire. It is a vital piece of equipment which may be prone to damage or vandalism. Dry Riser Testing: To ensure that the dry riser is maintained, tested and always available for immediate use, the person responsible for the building must ensure that it receives a six monthly visual inspection and an annual pressure test as required by British Standard BS9990:2006. Six Monthly Inspection: Inlets, landing valves, drain valves, door hinges and locks are inspected to ensure that they are in position and operate correctly. Washers, valves and glands should also be inspected to ensure that they are in good condition. Annual Pressure Test: Water is pumped into the riser and pressurised to 10bar (150 PSI) for fifteen minutes. During this time the pipework, inlets and outlets are checked for leaks and any missing or defective items are replaced. Once the test is completed the system is drained and all valves set to the closed position ready for use.
Annual Maintenance Contract for Fire Alarm / Smoke Ventilation System
Contract provides two service visits per year, one at the offset of the contract and a second 6 months later. Contract covers testing of all components and exposed wiring including smoke detectors, manual call points, controllers and operators. Minor faults will be repaired under contract. All major faults will be reported and an estimate provided to complete a repair. Component costs are not included and will be chargeable. Cost does not include remote alarm connection or monitoring costs where installed - please advise if these are required. On acceptance of WSS Group Ltd taking over the maintenance contract, a full system check will be carried out. Any areas of non-compliance with BS 9999, and/or system faults will be highlighted. Costs for achieving compliance and/or necessary repairs will be subject to costs at WSS Group Ltd standard rates.
Fire Risk Assessment
Annual inspection of common areas of each property by approved Fire Risk Assessor including report.
EICR - Electrical Inspection Condition Report
Inspection of the fixed wiring and distribution board(s) for communal facilities such as lighting, intercom system, sockets used for cleaning etc. Cost shown is per distribution board where more than one exists per stairwell.
